Why have we created the concept?
- There is too much construction industry reliance on consultant cost planning which is generally of a poor quality and not directly related to the actual construction process
- To reduce development appraisal risk by linking cost planning directly to the construction process and thereby dramatically reducing the risk profile at business case
- To avoid over design and expensive bespoke design that adds nothing to the project objectives by linking embedded supplier design directly to real time costs
- To “tap into the well” of design and build expertise that is available via embedded suppliers and bring build innovation directly to the business case
- To increase the knowledge profile of suppliers and installers by their involvement early in the procurement process and avoid post contract conflict
- To avoid “omission engineering” adversely impacting on project viability
- To significantly reduce the prime cost of projects (and thereby improving margins) by ring-fencing supplier/installer overheads and profit and attacking the prime cost.
- To understand and cost manage temporary works costs
- To reduce third party consultant’s costs by utilising the embedded suppliers’ design expertise
